Everyone wants to know “what will it cost?”  We wish it were that simple. To answer that question, you can expect to average between $5 and $10 per square foot for a flat roof restoration.

To be a bit more specific, here are price ranges based on system and service:

Silicone roofing system average $4.00- $12.00 per square foot

Acrylic roofing system average $3.50 – $6.00 per square foot

Torch down asphalt roofing system $4.75 – $10.50 per square foot

Repairs average depending on the type of roof materials average $8.75 – $12.50 per square foot

Factors that Impact Roofing Costs

Like any product or service, consumer costs are determined by a wide range of factors.  When it comes to the cost of your commercial roof restoration or replacement, some of the variables include:

  • Roof Size
  • R-value
  • Warranty length
  • Amount of tear-off
  • Roofing system being installed
  • Quantity of penetrations
  • Distance from the contractor

Roof Size. Basically speaking, the larger the roof, the lower the price per square foot. Think of it as a quantity discount. When you buy any product, you save money per unit when buying in bulk. The same is true with materials, labor, etc. This reduces your average price per square foot.

R-Value – This is the level of insulative properties a roofing system offers. The insulative properties help reduce thermal fluctuations and keep the building temperature more stable. The higher the R-value, the higher the material cost. However, that cost is offset by reduced utility costs for heating and cooling the building.

Warranty Length.  You pay for quality. Quality materials offer longer warranties. These longer warranties come at a higher cost. Again, this cost can be offset with reduced repairs and longer roofing lifespan.

Tear-off Requirements.  The larger the area requiring tear-off, the higher the price per square foot. Why? First, additional labor is required for that tear-off.  Second, the cost of transporting the debris to the landfill and landfill costs themselves are increased.

Type of System Installed.  Different systems have different material costs and different labor requirements. You won’t pay the same amount for a spray polyurethane foam roof that you will for a PVC roofing system.

Penetrations – Protrusions or penetrations through your roof take more time to ensure they are fully waterproofed. Additional time directly relates to a higher cost.

Distance.  Simply put, the further you are from your contractor, the most your roof costs. The time spent traveling, combined with fuel and vehicle maintenance costs all must be factored into your roof quote.
